This sophisticated structure pushed the boundaries for both the construction and design teams. The challenge was to create a warm and cosy feel whilst still allowing for the open plan easy flow layout. This has been achieved with design flair, exquisite products and exceptional workmanship.

This house maximises the possibilities of a small 650m2 site, it provides generous living whilst maximising views and
northern orientation.

The house takes advantage of a steeply sloping site by providing living areas over 3 levels. Each level maximises the
northern aspect and north east views. The kitchen/dining/lounge spaces are positioned on the middle level with level
street access. Directly off this area is a large covered outdoor terrace that takes in the magnificent views.

A large cantilevered roof over the living room terrace creates a strong roof form that gives the buildings identity, the
roof form follows the natural fall of the land and bends down at the entry to create a large covered porch. The
pitched roof is utilized internally creating a wonderful tall raked ceiling.

Robust materials have been used including colorbond cladding and face blockwork to reinforce the modern
industrial language of the residence. These materials have been softened with the use of timber. The house achieves

The site is a corner block which falls steeply from Jamrozik Street to the west and down to the east and has
magnificent distant views of Canberra to the north east.

The garage and main entry have been positioned to the west of the site which achieves a prominent address from
the village carpark whilst providing western sun protection to the house. To maximise the fall across the site the
house has been split into three levels. The main living level is positioned at the same level as the garage providing
level access from the street. A guest bedroom has been located at this level to allow for someone to live on one level
if required. The main living space is also situated at garage level in an elevated position to the eastern side of the site
to take in the magnificent distant views. To the north of the main living area is a large outdoor terrace, a very large
cantilevered roof hovers over the terrace providing rain protection whilst allowing northern winter light into the
house.

The children’s wing is located at the lower level with direct northern access to a protected northern courtyard. The
main bedroom is located at the upper level with a small balcony to take advantage of the north eastern views.
